About this ranking
Median monthly rent per square metre of floor area of rented flats, in euros: half of the flats rent for more per square metre and half for less.
More on how it is measured
- Rents of dwellings let as a main residence that landlords declare in their personal income tax returns, matched with the floor area in the Cadastre; lets to relatives are excluded.
- Flats are dwellings in buildings with several homes (vivienda colectiva); houses are not included.
- Each figure covers the contracts in force during the year, old and new, so it is not the asking price of new listings and is usually below the prices that listing portals report.
- Ministerio de Vivienda y Agenda Urbana, Sistema Estatal de Referencia del Precio del Alquiler de Vivienda (SERPAVI).
Spain only: comunidades autónomas, provinces and municipalities from 2011; the ministry publishes no figure for Spain as a whole. Navarra is covered from 2021 and the País Vasco from 2024 (Gipuzkoa from 2022), as their own tax administrations joined. A municipality has a value only in years with enough rented flats. Current euros, not adjusted for inflation; published about 15 months after the year ends. For the change in rents of the same dwellings use rent_price_index (INE). The US median_gross_rent is a different measure: a survey of renters that includes utilities.
Every value in the ranking comes from the same publisher and the same period, so the municipalities are compared on one definition. 10 municipalities with data in other periods have no value for 2024 and are left out rather than filled from another source. Equal values share a rank.
