Average house price, pounds sterling
Average price of residential property sold in the month, in pounds sterling, from the UK House Price Index. The index uses a hedonic regression on sales registered with HM Land Registry, Registers of Scotland and Land and Property Services Northern Ireland to remove changes in the mix of homes sold; the average price is a geometric mean price in a base month carried forward and back with the index. Not seasonally adjusted. United Kingdom, its nations and English regions, and local authorities.
A mix adjusted geometric mean, usually close to the median and below a simple average of sale prices. Below the regional level each month is a three month moving average. Cash sales and mortgaged sales are both included; commercial sales, sales below market value and some others are not. Recent months are revised for about a year as late registrations arrive. Not comparable with asking prices from property portals.
